Santa Isabel: Designing a Community That Respects the Land

When we started Santa Isabel, the goal was never to simply divide land and sell lots.

From the beginning, this project was about restraint, respect for the landscape, and long-term value — for homeowners, the environment, and the area itself.

After years working in construction, development, and project management, I’ve seen firsthand what happens when land is overdeveloped. Roads are forced in, trees are cleared unnecessarily, views are blocked, and the soul of a place disappears. Santa Isabel is our answer to that problem.

A Site Chosen for Its Natural Balance

Santa Isabel sits in a unique position just outside San Juan del Sur, surrounded by forested hills, mountain backdrops, and carefully preserved ocean views. The land naturally lends itself to privacy, airflow, and elevation — three things that matter immensely in tropical living.

Rather than reshaping the land to fit a rigid plan, we designed the project around the terrain, not against it. Each lot was placed intentionally to maximize:

● Long-term privacy

One of the most overlooked aspects of development in Nicaragua is infrastructure. At Santa Isabel, we took the opposite approach: infrastructure first, aesthetics second. Every lot benefits from:
